Proximo – officially opened

16 June 2016 marks the official opening of the first stage of the office scheme Proximo, launched in Warsaw by Hines. Almost 28,400 sq m of leasable area was delivered in the building located in the immediate vicinity of the subway station “Rondo Daszyńskiego”.

The tenants of the 13-storey building include i.a. Stanley Black & Decker, Grupa Pracuj, Takeda, Manpower Group, Six Payment Services, Axa Assistance, Hines, Fox Networks Group Poland, Rossmann, Jean Louis David, Green Caffe Nero and Olimp. The total occupancy rate at Proximo currently exceeds 65%.

Proximo’s architectural design was created by the reputed British architectural design studio, Rolfe Judd. ‘In cooperation with the developer, we have created a modern building which is distinguished by its form, responds to the occupants’ needs, and at the same time respects the location context. We are certain that the strengths of this scheme will be additionally enhanced once Proximo’s second stage is completed,’ said Michał Sęczkowski, Director at Rolfe Judd.

The two lobbies at Proximo were designed by the legendary Italian design studio Pininfarina which premieres on the Polish property market.

HOCHTIEF Polska was the general contractor for the first stage of the Proximo scheme. ‘Less than two years after commencement of the construction works, we are ready to deliver the first stage of the Proximo scheme along with the technical infrastructure, elements of the road system and improvements on land. ‘We are greatly satisfied that the works have been completed to schedule owing to our partnership cooperation with Hines,’ said Wojciech Urbański, Contract Director of HOCHTIEF Polska, Branch in Warsaw.

The construction design, building service systems and BREEAM certification of the office complex Proximo were handled by the multi-disciplinary engineering consultancy BuroHappold Engineering.

Proximo scheme schedule:

  • April 2014 – obtaining the building permit
  • June 2014 – commencement of the construction works
  • February 2015 – BREEAM certification
  • November 2015 – closed-in building
  • May 2016 – obtaining the occupancy permit for the first stage
  • Q3 2016 – planned commencement of the second stage
  • Q4 2017 – planned completion of the second stage

The second stage of Proximo to be commenced soon

In Q3 2016, Hines will start the construction of the second stage of the Proximo scheme. The investor already has the building permit. The cascade building (6–10 overground storeys) comprises 20,600 sq m of leasable area, as well as 207 parking spaces in a two-floor underground car park. Similar to the first stage, the second building will also feature large floor areas, and a low building add-on factor. The investment will be completed in line with BREEAM “VERY GOOD” certification standards. The delivery of the scheme is scheduled for  Q4 2017.

The architectural design studios Rolfe Judd and Pininfarina, and HOCHTIEF Polska as general contractor are proven partners who will also take part in the successful delivery of the second part of the Proximo development scheme.
