Proximo certified BREEAM Very Good level.
Proximo building located in Warsaw at the intersection of Straight and Przyokopowa, at the entrance to the metro station “the Rondo”, received international BREEAM certificate at the VERY GOOD.

International real estate firm Hines announces that the Proximo building, located in Warsaw at the intersection of Prosta and Przyokopowa Streets by the entrance to the ‘Rondo Daszyńskiego’ metro station, has obtained a BREEAM certificate with a VERY GOOD rating.
One of the main factors that contributed to Proximo’s high rating given by the BRE (Building Research Establishment) was the building’s excellent location (20 metres from the entrance to the newly-built ‘Rondo Daszyńskiego’ metro station, the vicinity of bus and tram stops, as well as easy access by car from all districts of Warsaw), the availability of alternate means of transport (a Veturilo bicycle station), as well as complete cycling infrastructure (parking, changing rooms and showers). Proximo was also given credit for its user-friendly work environment with excellent daylight supply, and its state-of-the-art air conditioning and ventilation system. Moreover, Proximo was highly valued for the effective management and monitoring of the building, for a number of solutions aimed at increasing energy and other utilities efficiency, and for waste management.
The use of environment-friendly construction and finishing materials was also taken into account. These materials are free, or emit only slight amounts, of volatile organic compounds, which greatly improve the quality of the air within the building and add to the well-being of employees.
Buro Happold, a company that conducts building certification under the BREEAM, LEED and DGNB standards, was an independent body responsible for the certification process.
“Proximo’s Very Good BREEAM rating confirms that Hines implements high standards of office building construction and management, and cares for the well-being of its tenants and for the natural environment,” says Przemysław Iznerowicz, Project Manager at Hines Polska. “Ever since the conceptual stage of Proximo, we have taken care to introduce energy-efficient and user friendly solutions. That’s why obtaining such a high rating was relatively easy for us.”
The Proximo office building is rising on the outskirts of the Central Business District, at the intersection of Prosta and Przyokopowa Streets, in the direct vicinity of Rondo Daszyńskiego, and next to a line 2 metro station with the same name. The nearest metro entrance is located eight metres from the Proximo’s façade, and 22 metres from the main entrance to the building. The Proximo building is only two stops from the Świętokrzyska metro station hub. This means that from the moment of leaving the Proximo offices, tenants will reach the Palace of Culture and Science (Pałac Kultury i Nauki) in just over five minutes, while the Dworzec Wileński station is less than a quarter of an hour away. There is also a wide array of services, conference venues and hotels within a 0.5- to 3-kilometre radius of Proximo.
Proximo will offer its tenants 28,385 square meters of Class A office space on 13 above-ground stories, including approximately 2,000 square meters of commercial space on the ground floor and first floor. Proximo’s southern wing will be a 13-story dominating structure, which will ensure excellent visibility of the building from the major roads running in the vicinity.
Proximo will have 435 parking spaces on three levels of an underground car park, as well as surface parking spaces for guests, deliveries and taxis. Secure bicycle parking, showers and changing rooms have been planned for the convenience of cyclists. A restaurant, a café, a beauty salon, as well as an inner courtyard with street furniture will add to the friendly, yet practical feel of the complex.
Proximo was designed by the architects from the Polish branch of Rolfe Judd of London. An elegant reception lobby and an open inner courtyard were designed by a world-renowned design studio Pininfarina from Italy. The project’s main feature is an artful combination of modern materials: concrete, glass, and steel.
The distinguishing features of Proximo are its large and effective floor areas, a low ratio of common areas, excellent lighting of the space, as well as optimum office depth. The building will have efficient technical systems and installations.
The general contractor of Proximo is Hochtief Poland. The project is co-financed by Bank Zachodni WBK S.A.
