ManpowerGroup to move into Proximo
Hines, the international real estate firm, announced today that it has signed another lease agreement for office space at Proximo, a building constructed at the corner of Prosta Street and Przyokopowa Street, in the immediate vicinity of Warsaw Rondo Daszyńskiego metro station. ManpowerGroup, a human resource consulting firm and the global leader in HR solutions, will occupy over 1,400 square metres on the top 12th floor.
“In March we will be celebrating our 15th year of operation in Poland. This goes hand in hand with the change of our headquarters, which underscores the continuous evolution and growth of the industry we operate in. Looking for our new headquarters, we were focusing on a convenient location, high standards of office space and green solutions in the building. Proximo matched our expectations perfectly, making our choice simple. We believe this will be an excellent workplace for us for the upcoming years,” said Małgorzata Sacewicz-Górska, PR Coordinator, ManpowerGroup.Proximo construction was launched in June 2014, with handover and first tenant move-ins, including Hines Polska, scheduled for May 2016.
“Proximo is a unique project that is developed at the heart of the fast-growing district of Wola, near the 2nd metro line station Rondo Daszyńskiego. The tenants not only praise Proximo for its location but also its architectural design, energy-saving solutions and user facilities in its commercial area. Tenant interest translated into occupancy rates exceeding 20 percent, with more space being negotiated,” said Przemysław Iznerowicz, Director, Hines Polska.
ManpowerGroup will move into the building on 15 July 2016. The agreement was signed in late December 2015, with Colliers International acting as the tenant’s agent.
“This was the third time we advised ManpowerGroup on their new headquarters. Given the nature of its business, a convenient location with access to varied means of transport was again a crucial criterion, which Proximo certainly satisfied, being located in the emerging business centre of Warsaw,” said Piotr Kalisz, Office Department, Colliers International.
Proximo was certified “VERY GOOD” against the international BREEAM In- Use scheme.
The Proximo office building is rising on the outskirts of the Central Business District, at the intersection of Prosta and Przyokopowa Streets, in the direct vicinity of Rondo Daszyńskiego, and next to a line 2 metro station with the same name. The nearest metro entrance is located eight metres from the Proximo’s façade, and 22 metres from the main entrance to the building. The Proximo building is only two stops from the Świętokrzyska metro station hub. This means that from the moment of leaving the Proximo offices, tenants will reach the Palace of Culture and Science (Pałac Kultury i Nauki) in just over five minutes, while the Dworzec Wileński station is less than a quarter of an hour away. There is also a wide array of services, conference venues and hotels within a 0.5- to 3- kilometre radius of Proximo.
Proximo will offer its tenants 28,385 square meters of Class A office space on 13 above- ground stories, including approximately 2,000 square meters of commercial space on the ground floor and first floor. Proximo’s southern wing will be a 13-story dominating structure, which will ensure excellent visibility of the building from the major roads running in the vicinity.
Proximo will have 435 parking spaces on three levels of an underground car park, as well as surface parking spaces for guests, deliveries and taxis. Secure bicycle parking, showers and changing rooms have been planned for the convenience of cyclists. A restaurant, a café, a beauty salon, as well as an inner courtyard with street furniture will add to the friendly, yet practical feel of the complex.
The distinguishing features of Proximo are its large and effective floor areas, a low ratio of common areas, excellent lighting of the space, as well as optimum office depth. The building will have efficient technical systems and installations.
Proximo received the international green certificate BREEAM VERY GOOD.
Proximo was designed in cooperation of the architects from the Polish branch of Rolfe Judd of London and a world-renowned design studio Pininfarina from Italy.
The general contractor of Proximo is Hochtief Poland. The project is co-financed by Bank Zachodni WBK S.A.
